Originally constructed in 2002, the 511,338-square-foot building at 101 Constitution Avenue NW recently underwent a major exterior renovation. The project replaced a tent-covered terrace with a permanent rooftop structure. This transformation created a bold architectural statement in the heart of Washington, DC.
The upgrade improved both long-term performance and visual impact. The new rooftop delivers durability, weather protection, and a refined appearance. It also strengthens the building’s presence along Constitution Avenue.
Kalkreuth Roofing and Sheet Metal led the roofing portion of the project. The team installed 60 squares of Carlisle XR-115 Fully Adhered Fleeceback membrane. This high-performance membrane provides exceptional waterproofing and long-term reliability. The fully adhered system enhances wind uplift resistance and overall roof stability.
The installation also included Hickman edge metal at the roof perimeter. This detail creates a clean and durable finished edge. The metal perimeter system strengthens protection against water infiltration. It also delivers a sharp, modern aesthetic that complements the new rooftop design.
Together, these materials form a watertight and long-lasting roofing solution. The system supports energy efficiency and reduces future maintenance needs. It also reinforces the building’s structural integrity in a demanding urban environment.
The completed rooftop replaces a temporary feature with a permanent architectural asset. The new design expands usable outdoor space while maintaining strong performance standards. It reflects thoughtful planning and precise craftsmanship.
2025 Design Award Recognition
In recognition of its innovative retrofit design, the project received national attention. 101 Constitution Avenue earned Second Place in the Retrofit Category. The honor came from the 2025 Design Awards presented by the Metal Construction Association.
