Commercial Metal Roofing Prices

When budgeting for a commercial metal roofing project, transparency is key.  Materials like aluminum or steel may vary in price, and intricate designs or larger-scale installations can increase costs.

At Kalkreuth, we partner with top manufacturers to secure high-quality materials at competitive prices. This means you get exceptional value without cutting corners. And while the initial investment may be higher, metal roofing saves money over time by requiring fewer repairs and replacements. It’s a durable, cost-effective choice that adds lasting value to your property.

Pros and Cons of Metal Roofing Systems

Choosing the right roofing system is all about weighing the benefits and challenges. Here’s what you should know about metal roofing systems:

Pros

  • Longevity – With a lifespan of 40–70 years, metal roofs outlast most other materials.
  • Durability – They resist harsh weather, fire, and pests, keeping your property safe in any climate.
  • Energy Efficiency – By reflecting solar heat, metal roofs help lower cooling costs.
  • Sustainability – Made from recyclable materials, they’re an eco-friendly option.
  • Low Maintenance – Unlike other materials, metal roofs require minimal upkeep.

Cons

  • Upfront Cost – The initial investment is higher than alternatives like asphalt shingles.
  • Noise Potential – Without proper insulation, rain and hail can be louder on metal roofs.
  • Specialized Installation – To perform well, these systems need skilled professionals for installation.

EPDM roofs are installed by full adhesion, attached mechanically or secured with ballasts. Seams are secured with butyl-tape technology. TPO SINGLE PLY ROOF SYSTEMS

TPO roofs are made from thermoplastic material with internal scrim reinforcement for durability and strength. White colored TPO roofs are popular for solar reflectivity to achieve LEED and Energy-Star certification. TPO roofs are installed by full adhesion, attached mechanically or with ballasts. Materials are available in standard colors of white, gray and tan with additional custom colors available on large projects. Thicknesses are available in 0.45”, 0.60” or 0.80”. Seams are secured by heat-welding. Warranties on this type of roof material are available from 10 to 30 years.

PVC/KEE SINGLE PLY ROOF SYSTEMS

PVC/ KEE roofing systems are single-ply membranes with a plasticized formulation. Each type of membrane has a proprietary chemical mix which gives it unique properties, though all PVC/KEE membranes are scrim reinforced. PVC membranes are based on a polyvinyl chloride chemical composition with additional chemicals which keep the membrane flexible and protect from UV degradation. KEE membranes utilize DuPont Elvaloy to protect against UV damage. Seams are heat-welded, much like TPO. Modern PVC/KEE membranes are often characterized as a premium single-ply method to achieve solar-reflectivity and LEED/Energy-Star compliance. Color options are much the same as TPO, but manufacturers typically offer even more custom options in PVC and KEE formulations. Thicknesses range from 0.36” to 0.80” and warranties are available up to 20 years.

FEATURES
Typically grease-resistant (ideal for restaurants)
UV stable – considered more durable than TPO when exposed to concentrated sunlight
Many manufacturers offer faux rib profiles which look like standing seam metal

OPTIONS
Colors – white, tan, gray standard with many custom options
Thicknesses – .045″, .060″, .072″ and .090″
Fleece-backing
