  • Privately funded
  • Publicly funded
  • Design-Build / Design Assist
  • Specification driven
  • Architect / engineer designed
  • Roof consultant designed
  • LEAN Integrated Project Delivery (IPD)

For publicly funded projects, Kalkreuth frequently participates in formal bid processes. These bids typically include bid/surety bonds, professionally prepared bid forms, legal documents, and public bid openings for entities such as township, county, city, and state governments. Kalkreuth has substantial bonding capacity due to our size and firm foothold in the industry.

Our team has extensive experience conducting inspections and providing consulting services for privately funded projects. Kalkreuth is committed to meeting with each customer to determine goals for their building. We work with our customers to achieve the desired results. The roof replacement process typically involves budgeting for funding, core analysis, professional measuring, and consulting for appropriate roofing systems and material selection. We also advise on proper asbestos testing services and offer professional and personal recommendations for decking replacement, interior protection, and scheduling to minimize interruptions.

We offer a full range of solutions from full replacement to retrofit. Depending on roof conditions and project-specific recommendations, we provide a range of options from tear-off to overlays. If your inspection reveals a lesser need, we also provide roof repairs and renewals when a complete re-roof is not required immediately.  If only repairs and maintenance are recommended, we offer the RoofSaver program.

For more than 40 years, building owners, facility managers, general contractors and architects have trusted our commercial roofers to deliver projects on time and on budget.

Frequently Asked Questions About Roof Replacement

A commercial roof replacement follows a clear process: inspection, measuring and budgeting, system selection, pre-construction planning, and finally tear-off and installation. Much of the most important work happens before a crew ever steps onto your roof.
Roof inspection and core analysis. We inspect your existing roof and take core samples to see what’s underneath, including how many layers are present and the condition of the insulation and deck.
Measuring and budgeting. Our team takes precise measurements and builds a budget that works with your funding source, whether that’s capital reserves, insurance, or a phased plan.
Choosing the right roofing system. We recommend commercial roofing systems and materials suited to your building, climate, and long-term goals.
Pre-tear-off planning. Before removal begins, we advise on asbestos testing and roof deck replacement, plan interior protection, and set a schedule that keeps disruption to your business as low as possible.

The best roofing system for a flat commercial building depends on your roof’s condition, how the building is used, and your budget. Most flat roof replacements center on the membrane, and the most common options fall into two groups: single-ply and multi-ply systems.
Single-ply membranes
TPO: A white, reflective membrane with heat-welded seams, popular for its energy efficiency and cost-effectiveness.
EPDM: A synthetic rubber membrane with a long track record of durability and flexibility in changing temperatures.
PVC/KEE: A heat-welded membrane that resists chemicals, grease, and fire, making it a strong fit for restaurants and industrial facilities.
Multi-ply systems
Modified bitumen: Asphalt-based sheets reinforced for strength, installed in layers for added puncture resistance.
Built-up roofing (BUR): Alternating layers of bitumen and reinforcing felts, often topped with gravel, for a thick, redundant barrier.

Your roof’s current condition determines the scope of the project. If the existing roof is wet, deteriorated, or already has two layers, a full tear-off down to the deck is usually required. If it’s dry and structurally sound, a roof overlay or retrofit over the existing system can save time and money while extending the roof’s life.
